A home inspection is a visual process where all of the items typically used within a home are tested and/or operated to verify proper operation or installation. Doors and windows are opened and closed, roofing materials inspected, air-conditioning and heating systems operated. The Inspector will fill the sinks and tub(s), run the shower(s), and flush the toilets. All the while making notes on the condition and operation of the components tested. Upon completion a report will be distributed to you.

Seller Certified Home Inspection
Listing inspections are very good for the homeowner who may not be in tune with the condition of their home. A great many sales are cancelled due to the buyer's unaware at the "functional condition" of the home. It may appear to be in good condition, but it may have some serious hidden or obstructed technical, safety, or functional issues present without the owner's knowledge. Having the home inspected prior to placing it on the market is an ideal way to identify and either repair or disclose the issue found in the Inspection Report. Repairing the items would be the most beneficial towards completing the sale. However, there may be financial reasons where the owner can't make the repairs. Disclosing them up front and pricing the home based upon that disclosure will often times produce a higher net sales price for the owner.

Warranty inspections are performed during the 11th month of your 1-year Builder Warranty. The inspection will be performed to verify that proper building techniques were used and that the various components of the home were properly installed. You will be presented with a completed report at the end of the inspection along with digital photos taken as needed for inaccessible areas.

It is always a good idea to verify that utilities (gas, water, electric) have been turned on, either by you or the Builder depending on the Builder's policy. The inspection should be scheduled just a day or two before you final walk through with the Builder. This will ensure, last minute items have been completed prior to your inspection. At the completion of the inspection a completed inspection report will be delivered to you.

Conducting a thorough inspection is the prudent course of action before purchasing or renting a property. Any deficiencies found during an inspection could be used as leverage for negotiating a lower sale price, rent or deposit. Inspections of rental properties are beneficial to tenants as well as potential and current owners.
A rental home inspection allows you to examine the home's condition in detail before you rent. Carpets with small tears and stains may have been missed by the landlord, so take a closer look at carpets and rugs to avoid future problems. The rental home's interior should be clean and dust-free. If the home is not clean, verify that the landlord will clean the home before your move-in date.

The heating and air conditioning systems should function properly.The Water Heater should be working properly. Moving into a rental home and finding the air conditioner does not work during a heat wave can create an emergency repair situation. To ensure your safety, smoke detectors should be installed in the home in the recommended areas. One smoke alarm should be on each level in the rental home, as well as one outside and inside each bedroom, the National Fire Protection Association recommends.
