Pre-Purchase Inspection
A home inspection is a visual process where all of the items typically used within a home are tested and/or operated to verify proper operation or installation. Doors and windows are opened and closed, roofing materials inspected, air-conditioning and heating systems operated. The Inspector will fill the sinks and tub(s), run the shower(s), and flush the toilets. All the while making notes on the condition and operation of the components tested. Upon completion a report will be distributed to you.
Four ( 4 ) Point Insurance Inspections
This type of home inspection covers four specific areas which include certification of:

Life expectancy of current A/C Unit
Life expectancy and condition of current roof      
This inspection is typically required on older homes built prior to, but not limited to, the 1980s. It is often needed to determine if an insurance company is willing to insure the home in its current state and or to determine what improvements would be needed to obtain insurance.

Seller Certified Home Inspection
(Pre-Listing Inspections)
Listing inspections are very good for the homeowner who may not be in tune with the condition of their home. A great many sales are cancelled due to the buyer's unaware at the "functional condition" of the home. It may appear to be in good condition, but it may have some serious hidden or obstructed technical, safety, or functional issues present without the owner's knowledge. Having the home inspected prior to placing it on the market is an ideal way to identify and either repair or disclose the issue found in the Inspection Report.  Repairing the items would be the most beneficial towards completing the sale. However, there may be financial reasons where the owner can't make the repairs. Disclosing them up front and pricing the home based upon that disclosure will often times produce a higher net sales price for the owner.

Pre-Warranty  Inspections
Warranty inspections are performed during the 11th month of your 1-year Builder Warranty.  The inspection will be performed to verify that proper building techniques were used and that the various components of the home were properly installed. You will be presented with a completed report at the end of the inspection along with digital photos taken as needed for inaccessible areas.
Investment Property Inspections
Investor property inspections are performed prior to purchase as well as periodically during ownership. Pre-purchase inspections are performed to identify defects prior to taking ownership to negotiate repairs or price adjustments which reflect the condition of the property. Periodic inspections for properties currently in your portfolio would ensure the identification of needed repairs following say a long term tenant's departure. Long-term tenants sometimes neglect to mention repairs and/or abuse the property during their tenancy. Identifying those problems early is the key to profitable ownership.

New Construction Inspections
New construction inspections are performed at the completion of construction, prior to your final walk through with the Builder's Customer Service Representative or Superintendent. It is always a good idea to verify that utilities (gas, water, electric) have been turned on, either by you or the Builder depending on the Builder's policy. The inspection should be scheduled just a day or two before you final walk through with the Builder. This will ensure, last minute items have been completed prior to your inspection. At the completion of the inspection a completed inspection report will be delivered to you.

Rental property Inspections
Conducting a thorough inspection is the prudent course of action before purchasing or renting a property. Any deficiencies found during an inspection could be used as leverage for negotiating a lower sale price, rent or deposit. Inspections of rental properties are beneficial to tenants as well as potential and current owners.
 A rental home inspection allows you to examine the home's condition in detail before you rent. It also can protect you from a landlord's lawsuit alleging that you caused pre-existing damage to the home. A rental home inspection is a walk-through of the home by the tenant before the lease agreement is signed. your landlord may require an inspection before the lease is signed.
      Exterior Condition
Check over the home's exterior thoroughly to look for damage, including areas where minor repairs are needed. Cracked or broken windows might be attributed to you later by the landlord, so look over the exterior windows carefully for signs of damage. Locks on the outside doors should work properly to provide safety and security during your tenancy, and doors should open and close easily.
     Outside Status
You are liable for damage to any garages, sheds or pools you have legal access to under your lease. Checking over outside structures you will be using during the rental period may prevent problems with the landlord in the future. If you find any defects, such as a hole in a garage wall or a rip in a pool lining, inform the landlord immediately. Some landlords store personal property in rental home structures, such as the garage, but due to personal liability reasons, ask the landlord to remove his personal items from any area you will be accessing.
     Interior Condition
Examine the inside of the home in detail during the inspection. Walls and all fixtures, such as sinks and lights, should be checked for function and damage. Any appliances the landlord is including in the rental for your use, such as a washer and dryer, should be tested briefly. Carpets with small tears and stains may have been missed by the landlord, so take a closer look at carpets and rugs to avoid future problems. The rental home's interior should be clean and dust-free. If the home is not clean, verify that the landlord will clean the home before your move-in date.
     Necessary Components and Systems
The heating and air conditioning systems should function properly.The Water Heater should be working properly. Moving into a rental home and finding the air conditioner does not work during a heat wave can create an emergency repair situation. To ensure your safety, smoke detectors should be installed in the home in the recommended areas. One smoke alarm should be on each level in the rental home, as well as one outside and inside each bedroom, the National Fire Protection Association recommends.
